6 Tips for Maintaining Your Metal Roof

Written by Bill Maschmeier | Sep 25, 2018 7:17:00 PM

A metal roof generally requires very little maintenance, but to ensure the longevity of the roof, you’ll want to be sure to look it over every once in a while to catch any potential problems. It is recommended that you inspect your roof at least twice a year, preferably in the spring and fall when evidence of expansion and contraction will be most noticeable.

1. Watch the Weight

Since metal is a relatively thin roofing material, you should avoid excess weight, which can cause bending or punctures. Don’t walk on your metal roof, and be aware of snow and fallen branches.

2. Keep It Clean

Debris, dirt, and mildew can build up over the course of a season, so it’s important to clean your roof to avoid damage to the panels. Remove any leaves, twigs, and branches from valleys, dead spots, gutters, and drains. Clogs can cause water to pool and lead to premature corrosion.

3. Watch the Materials

Some materials can cause corrosion when in contact with a metal roof, so be sure to be aware of what type of roof you have and what other materials to keep away from it. For example, a chimney protrusion that blows onto the roof during a storm may cause damage if left too long. If other professionals work on or around your roof, make sure they are aware of what metals and elements should not come into contact with your roof.

4. Fasten Up

The fasteners, rivets, and screws used to attach your roof were made to last for years, but expansion and contraction can lead to loose, crooked, or missing pieces. Be sure to check your connections to make sure they are all accounted for and functioning properly.

5. Seal It Tight

Sealants keep water, dirt, and other substances from slipping into small spaces. For the most part, those used on metal roof last a long time, but some may need to be replaced. Look for places where sealant is cracking or flaking and in need of a touch up.

6. Repair and Replace Flashing

Areas around chimneys, air vents, and skylights require specific flashing materials to prevent leaks. It’s crucial that all of these are as weather-tight as possible and that the rubber is not degrading. Repair or replace any compromised flashings as soon as possible.

If you’re not comfortable with performing these tasks on your own, seek out a reputable professional to make the repairs for you.
