A turn-key project makes the construction process more efficient for everyone involved. In our last blog post, we explored some major advantages to our turn-key project. Today we’re looking at how our process makes working with subcontractors a lot easier.

Financial

We help you figure out the best route for your budget. You work with us then our team works with the subcontractors on your behalf. Without having us as the middle-man, issues can arise. The subcontractor may not be able to gauge the full spectrum of the project and what it will take to cross the finish line. You can end up paying too much or paying too early. When you pay too early, you don’t have any leverage to get the work done how it was agreed upon before the project started.

Selection

Finding a quality subcontract isn’t easy. It’s especially difficult for someone who doesn’t have experience working with them regularly. If you’re working on a building project on your own, it’s easy to make mistakes right out of the gate when choosing a subcontractor. Many times, you’ll make decisions based on price alone—not even considering if the subcontractor you’re selecting has the ability to do the specific things you need. Making the mistake to go with the most inexpensive option can actually end up costing you more in the long run if they have to correct problems along the way.

Trusted Partners

We only work with trusted subcontractors. You want to be sure that whoever is working on your project is able to fulfill your needs but also that they meet the insurance requirements. If you’re managing the building project on your own, you may not know what the insurance process entails. You also may accidentally partner with a subcontractor without a proven track record who ends up not being trustworthy and reliable, which can result in them flaking on your project entirely. We work with subcontractors who we’ve trusted on our projects for many years and that obtain the appropriate insurance.

Leverage

Our established relationships allow us to have a lot more leverage with subcontractors. They know that they have to deliver on our projects or we won’t work with them again—which means they would miss out on countless project opportunities. They want to maintain our professional relationship, so they know the importance of meeting our deadlines and putting forth only the highest quality of work on our projects.

Partnering with a subcontractor on a one-time project doesn’t allow you to have the luxury of an established, trusted relationship. You may partner with a subcontractor who makes a major mistake. You notice the mistake early on and ask for it to be corrected. Suddenly, your subcontractor is impossible to get ahold of. They may flake on the project entirely. The subcontractor has all of the power. We ensure you have the power and that the subcontractor fulfills the job they were hired to do.

Finding the right subcontractor may seem easy on the surface, but it’s more involved than you might think. Partnering with Pro-Line and using our turn-key project allows for you to not have to worry about making the wrong choice with subcontractors—we handle it for you!
